Projects done on time, fast and headache-free

Most warehouses in metro Atlanta have a nightly janitorial crew that handles restrooms, break rooms and the front office. Almost none of them have a scope of work to scrub 140,000 square feet of floors, pull shrink wrap out of the racking, or wipe and dust the whole storage racks.

That work accumulates until something forces it: an audit date, a lease ending, a buyer walking the building. One-Time Warehouse Cleaning exists for exactly that job: one visit, one fixed price, one invoice.

We are the division of Georgia Facility Services, an Alpharetta-based commercial cleaning contractor working across Georgia since well before warehouse space became the state's fastest-growing asset class. Same crews, same insurance, same equipment, booked by the job instead of by the month.

What a one-time warehouse clean includes

Every quote arrives as a line-item scope sheet. Take all six areas or take the two that matter. Most buildings do not need every service, and we'll tell you which ones you can skip.

Warehouse floors

Machine sweep and auto-scrub across open floor, aisles and loading docks. Degreaser through forklift lanes and turn points. Edges, corners and column bases detailed by hand. Forklift tire and scuff marks cleaned as much as possible.

Warehouse floor scrubbing

Overhead and high dusting

Joists, beams, conduit, sprinkler lines, HVAC diffusers and light fixtures cleaned from scissor or boom lift using HEPA vacuums, with drop protection below. Dust gets collected, not blown down onto your product.

Warehouse high dusting

Racking and storage

Upright frames, beams and wire decking wiped down. Shrink wrap, banding, broken pallets and loose debris pulled out of bays and hauled off site.

Warehouse deep cleaning

Docks and staging

Cleaning of handrails, safety bumpers, tracks and door seals. Pressure washing where drainage and safety rules permit it.

Offices and common areas

Front office, dispatch, break rooms and restrooms detailed: glass, partitions, fixtures, appliances and floors. Consumables restocked where you supply them.

Debris removal

Pallets, cardboard, wrap and general waste collected, separated for recycling where a stream exists, and removed. Roll-off ordered on your behalf when volume calls for one.

When a building goes on our schedule

  • Post-construction turnover, before racking goes in
  • Lease move-out, protecting the deposit
  • Move-in, starting clean after the last tenant
  • Before an audit, whether AIB, SQF, customer or insurer
  • After peak season, catching up what the day crew couldn't
  • Before a sale or refinance, because buyers want to see a clean space, ready to occupy

Post-construction cleaning is the one service people underestimate. Drywall dust settles three times before it stops, sealant overspray does not come off with a scrubber, and the sticker residue on every window is a day of labor on its own. A general contractor's final clean gets the building handed over; it rarely gets it ready to operate.

Lease move-outs run on a deadline. Landlord inspections in metro Atlanta industrial space typically look hardest at floor condition, dock seals and whether the racking left residue or dust. Getting those three right is usually the difference between a full deposit and a deduction that costs more than the clean.

Audits are the most common reason we get a Tuesday phone call. If you have a date, tell us the date and we schedule the project to be done ASAP.

How it works

Four steps from the first phone call to the invoice. No sales sequence, no second visit from an account manager, no automated follow-up for the next six months.

  1. 01

    Walkthrough

Thirty to forty-five minutes on site, or a video walk if you manage the building remotely. We measure, and we note floor type and condition, ceiling height, lift access and what stays loaded.

  2. 02

    Fixed quote

A line-item scope sheet, a crew size, a date and a price. If we hit something the walkthrough missed, you hear about it before we do the work, never on the invoice.

  3. 03

    The clean

Scheduled off-hours around your operation, with a supervisor on site for the whole shift. We work to your site rules, sign in as required, and stay clear of active operational aisles.

  4. 04

    Walk it with us

Punch list handled before the crew leaves the property. Your onsite contact walks the building with us and confirms the work is complete, and then the invoice goes out.

What shows up at your dock

Scissor lift used for overhead warehouse cleaning
Scissor lifts for straight vertical access to beams and lighting.
Articulating boom lift used to reach over racking
Boom lifts to reach over loaded racking and conveyor runs.
  • Ride-on and walk-behind auto-scrubbers
  • Scissor and boom lifts for work above 25 ft
  • HEPA-filtered industrial vacuums
  • Pressure washers with wash-water containment
  • Box trucks and roll-offs for haul-off
  • Floor chemistry matched to your floor
  • Hi-vis, hard hats and fall protection
  • A site-specific job hazard analysis before shift one

What we do not do: hazmat, chemical spill response, asbestos or mold remediation, or anything needing a specialist licensed contractor. Say so on the call and we will point you at someone who holds the right license.

If once turns into every month

Plenty of buildings book a single clean, see what the floor looks like when it is actually done, and decide not to let it slide again. Recurring programs (nightly, weekly or monthly) run through Georgia Facility Services on a separate agreement.

No obligation either way. Nobody chases you about a contract after a one-time job, and the one-time price does not change if you say no.

Questions we get before the first call

If yours is not here, phone it in. We would rather answer in two minutes than have you fill in a form to find out.

Do we have to empty the warehouse first?

No. Most of our work happens around loaded racking. An empty building is faster and therefore cheaper, so if you are between tenants or between seasons it is worth timing the job for that window, but it is not a requirement, and we quote either way.

How long does a one-time warehouse clean take?

It depends on the building. Size, floor condition, ceiling height and how much racking stays loaded all change the schedule, so we set the timeline at the walkthrough and confirm it on the work order before any work starts.

Can you work nights and weekends?

That is when almost all of this work happens. Tell us your shift pattern and we fit the job into the gap rather than asking you to stop shipping.

Are you insured, and can I get a certificate?

General liability, commercial auto and workers' compensation. We issue a certificate of insurance naming your entity as additional insured before the crew arrives, and we will complete your vendor onboarding if you run one through a portal.

Will you quote against a bid I already have?

Yes. Send it over and we price to the same scope sheet so the comparison is line by line rather than number against number. If the other bid is better for the work described, we will tell you that.

What if the floor does not come back the way I hoped?

Some floors are stained past the point scrubbing fixes: old oil, rust bloom, failed epoxy. We say so at the walkthrough rather than take the job and disappoint you, and we can price a restoration or resealing option separately.

Do you clean cold storage and food-grade warehouses?

Yes, with the protocols those buildings require: documented chemistry, allergen separation and sanitation records suitable for an AIB or SQF file. We confirm the requirements and the price at the walkthrough.
